Where the problems concentrate

  • Unit demising walls. The separations between dwelling units, particularly where they meet the deck above. Head-of-wall conditions in multifamily are among the most commonly missed items in the entire building.
  • Corridor walls. The exit path. Cable, conduit and low-voltage runs cross these constantly, often installed by vendors with no awareness that the wall is rated.
  • Shafts and chases. Plumbing risers, trash chutes, elevator shafts and mechanical chases — vertical openings that carry fire between floors when unprotected.
  • Floor penetrations at stacked units. Stacked plumbing and electrical runs through rated floor assemblies.
  • Attached garages and podium construction. The separation between parking or retail and residential above.

How these conditions get created

Multifamily buildings turn over constantly — tenants, internet providers, security vendors, appliance installers, maintenance staff. Each one may drill, run cable or open an assembly. Almost none of them are looking at life-safety drawings.

Common triggers for a building finally addressing it:

  • An insurance inspection or risk-engineering visit
  • A fire marshal walk-through following a complaint or a nearby incident
  • Due diligence during an acquisition or a refinance
  • A capital renovation that opens ceilings across a floor
  • An actual fire that spread further than anyone expected

What is different about the work in occupied buildings

Occupied multifamily adds constraints that change who is a realistic contractor. Access to units requires notice and scheduling. Corridor work has to accommodate residents. Noise and dust have limits. A crew that is excellent in an empty commercial shell may not be the right fit for a 300-unit occupied property.

Common questions

Do units need to be entered for firestop work?

It depends where the conditions are. Corridor, shaft and common-area work usually does not require unit access. Demising wall and stacked-riser conditions sometimes do, which is why scheduling and resident notice are part of planning the work.

Is this something maintenance staff can handle?

Generally not. Firestopping is installed as a tested system matched to the assembly and the penetrating item. In-house patching of rated separations is one of the most common reasons a corrected condition gets cited again.

We are buying a property. Should this be part of due diligence?

It is worth understanding. Firestop conditions are rarely visible during a normal walk-through and can represent meaningful post-closing capital exposure, particularly in buildings that have had extensive cabling or plumbing work.

How is a building-wide project usually approached?

Typically a survey or assessment first to establish the extent and location of conditions, then remediation prioritized by assembly criticality and any deadlines. Building-wide scopes are priced individually rather than from a standard rate.
