Why remediation is its own category of work
In new construction, firestopping is installed alongside the trades that create the penetrations, in open framing, before ceilings and walls close up. In an existing building, almost none of that is true. The work happens above ceilings, in occupied corridors, in electrical and telecom rooms, in shafts and stairwells, around live systems, often after hours.
Current guidance treats firestopping and penetration protection as something that must continue to be maintained across the life of a building. That framing matters, because it means remediation is not correcting somebody's original mistake — it is catching up on decades of normal building activity that created new openings in rated assemblies.
The typical phases of a remediation project
- Survey / assessment. Someone physically walks the building and records what exists: locations, assembly types, penetrating items, current condition. Without this, nothing downstream can be priced honestly.
- Scope definition. The findings get grouped into repeatable repair types so the work can be estimated and sequenced rather than treated as hundreds of unique repairs.
- System selection. Each condition is matched to an appropriate tested and listed system for that assembly and penetrating item.
- Phased installation. Usually by floor, by area or by system type, worked around occupancy and access.
- Documentation. Location-by-location records with photos, so the building has a defensible record afterward.
What actually drives the cost
- Access — hard ceilings, occupied units and after-hours work cost more than open plenum
- Count and variety — 300 similar sleeve penetrations price very differently than 80 unique conditions
- Assembly type — floors, shafts and joints are not the same work as a simple drywall partition
- Documentation depth — a fully photographed, itemized record is more work than a repair-only scope
- Coordination — tenant notification, escorts, badging and scheduling in senior living or healthcare
Anyone giving you a firm building-wide number before anyone has looked above the ceilings is guessing. That is worth knowing before you compare proposals.
What a good remediation deliverable looks like
When the project is over, you should be left with more than repaired openings. The record is what protects you at the next inspection, at refinancing, at sale and at insurance renewal.
- An itemized log of every location addressed
- Before and after photographs tied to those locations
- Identification of the system used for each condition type
- A clear statement of what was not included or not accessible
- Recommendations for what to watch going forward
That last item matters more than people expect. Buildings do not stay corrected on their own — the next cable pull can undo a repair. Owners who keep the record current spend far less at the next inspection cycle.
Common questions
How much does firestop remediation cost?
There is no honest per-building number. Cost is driven by the number and variety of conditions, how hard they are to reach, the assemblies involved, whether work has to happen after hours around occupants, and how much documentation is required. A survey is what turns those variables into a real number.
Do we have to vacate the building?
Usually not. Most remediation in occupied buildings is phased by floor or area and scheduled around occupancy, though corridors, shafts and mechanical spaces may need temporary access control while work is underway.
Is a survey worth paying for if we already have an inspection report?
Often yes. Inspection reports frequently sample a portion of the building and record deficiencies rather than the information needed to select repair methods. A survey establishes the actual field conditions that the repair scope is built from.
How long does a building-wide remediation take?
It depends almost entirely on access and count. A concentrated set of conditions in mechanical spaces can be a matter of days. A multi-floor occupied property with hundreds of items above hard ceilings is a phased project measured in weeks or months.
