Firestopping During Renovation and Build-Out

Why renovation is the pressure point
Two things happen at once during a renovation:
- New penetrations get created. Every trade that runs conduit, pipe, cable or duct through a rated assembly creates a condition that needs treatment.
- Old conditions get exposed. Ceilings come down and years of undocumented penetrations become visible — and once they are visible, they are in scope for whoever is inspecting the project.
That second category is what surprises owners. A project budgeted for a tenant improvement uncovers pre-existing conditions across the floor, and nobody planned or priced for it.
Where responsibility usually falls through
Firestopping is one of the most commonly under-assigned scopes on a renovation. The typical failure pattern:
- Each trade assumes another trade seals its own penetrations
- The specification says “firestop all penetrations” without naming who does it
- Work is done to appearance rather than to a tested system
- Nothing is documented, so closeout has no evidence to submit
- Pre-existing conditions are treated as out of scope until an inspector disagrees
What to settle before the work starts
- Which walls, floors and shafts in the project area are rated
- Who performs firestopping — a single responsible party is far cleaner than per-trade
- What documentation will be produced and who reviews it
- How pre-existing conditions discovered during demolition will be handled and paid for
- Whether a third-party special inspection applies to the project
Timing it correctly
Firestopping has to happen while the conditions are accessible. Once ceilings are closed and finishes are installed, correcting a missed penetration means reopening finished work — which is where the cost difference comes from.
The practical sequence is: rated assemblies identified before demolition; firestopping performed as each trade completes its rough-in; documentation captured at the same time; a walk of the area before ceilings close. None of that is complicated, but it requires somebody to own it.

Common questions
Should firestopping be its own scope or handled by each trade?
Assigning it to a single responsible party is generally cleaner. Per-trade firestopping tends to produce inconsistent work and no unified documentation, which is difficult to defend at closeout.
Who pays for pre-existing conditions found during demolition?
That depends on your contract, and it is worth settling before demolition rather than after. Owners are frequently surprised to learn that conditions that predate the project are not covered by the construction contract.
Do we need a special inspection for firestopping?
It depends on the jurisdiction, the building and the project scope. Where third-party special inspection applies, planning for it early avoids schedule problems near closeout.
Our project is already in progress. Is it too late?
No, but the sooner the better. Conditions that are still accessible cost a fraction of what the same conditions cost after finishes are installed.
