St. Louis County Tax Sale Types

Collector's Sale

Held annually (usually August) for properties with taxes delinquent for one year. The county sells a "tax lien certificate."

Redemption Period: 1 Year

You have one year from the sale date to pay the taxes, interest, and costs to reclaim your property.

Land Tax Sale

For properties delinquent 3+ years that didn't sell at previous sales. This is a judicial sale – the court orders the sale.

Redemption Period: Varies

Typically 90 days to 1 year. Surplus funds may be available if property sells above taxes owed.

How to Redeem Your Property

1

Contact the St. Louis County Collector

Call (314) 615-5500 or visit the Collector's office in Clayton to get the exact sale date and calculate your redemption deadline.

2

Get the Redemption Amount

The Collector will calculate: original sale price + 10% annual interest + subsequent taxes paid by purchaser + fees.

3

Pay Before the Deadline

Payment goes to the Collector's office (NOT the tax sale purchaser). Get a receipt and written confirmation of redemption.

Surplus Funds – Money You May Be Owed

If your property was sold at a Land Tax Sale for more than the taxes and costs owed, you may be entitled to the surplus.

You must file a claim with the St. Louis County Circuit Court. These funds don't come automatically – you have to claim them within the statutory period.
